I've come across another interesting group of assessments, just down the street from those in the post below this one. They are at 320, 334, 336 and 333 Stamford Avenue. (These are all "70% values" -- divide each by 0.7 to get to the market value the assessor is assigning.)
- 320 and 334 Stamford Avenue are each 10,000 square feet (0.23 acre), and is assessed at $536,970;
- 336 Stamford Avenue is 20,000 square feet (0.46 acre), and is assessed at $574,420;
- 333 Stamford Avenue is 30,000 square feet (0.69 acre), and is assessed at $628,110.
So the first 10,000 square feet in this immediate neighborhood is assessed at $536,970. The incremental 10,000 square feet is $37,450 more -- 6.97%. The difference between the 20,000 sq ft property and the 30,000 sf property is $53,690. These values prevail until one reaches the direct waterfront properties -- despite the fact that every non-waterfront property that has even seasonal water views mentions that prominently in every real estate ad.
But, as the previous post showed, just a bit further up the street, about one block, the land assessments get a bit less consistent:
- 288 Stamford Avenue is 15,218 sf (0.35 acre), and is assessed at $555,530 -- consistent with #320, 334, 336 and 333
- 268 Stamford Avenue is 15,279 sf (0.35 acre), and is assessed at just $360,000 -- 35% lower!
- 279 Stamford Avenue is 19,000 sf (0.44 acre), and is assessed at $570,700 -- consistent with #320, 334, 336, 333 and 288.
- 278 Stamford Avenue is 18,973 sf (0.44 acre), and is assessed at $369,610 -- 35% lower!
And then there are the properties at 305 and 320:
- 305 Stamford Avenue is 10,000 sf (0.23 acre), and is assessed at
$456,510 -- 15% less than equal-sized #320 & 334 to the south
- 297 Stamford Avenue is 10,676 sf (0.25 acre) and is assessed at $539,040 -- consistent with #320 and 334.
Looking at Verplank Avenue, which crosses Stamford Avenue here, we see:
- 24 Verplank Avenue is 10,000 sf (0.23 acre) and is assessed at $483,280 -- 10% less than equal-sized 320 and 334 Stamford Avenue
Looking further up Stamford Avenue,
- 51 Stamford Avenue is 10,159 sf (0.23 acre) and is assessed at $351,020
- 55 Stamford Avenue is 10,253 sf (0.24 acre) and is assessed at $403,640
On the upper part of Van Rensselaer Avenue, values are a bit higher.
- 19 Van Rensselaer Avenue is 13,814 sf (0.32 acre) and is assessed at $520,930
- 22 Van Rensselaer Avenue is 13,740 sf (0.32 acre) and is assessed at $579,800; #27, 30,35 and 38 are similar.
I hope that Stamford's assessor will start to provide us maps of land values, and handy ways to look at a whole street's data at once. Land value maps should show fairly smooth gradients. Good land assessments are far more difficult to challenge than assessments of improvements. They are also far easier to do than good assessments of improvements, because of the extreme detail and judgment calls involved in assessing a house.
